I’m As Happy As A Clam!

Gotta tell you…I’m as happy as a clam!

 

We had an absolutely terrific Webinar tonight with a great bunch of attendees from all over the US and Canada.  I’m happy that a great number attended, and I am happy that our two presenters, Dianne Dunne of New Bern, NC, and Leigh Brown of Concord, NC, shared so openly and freely during our time on line. 

We talked about and showed ideas and techniques to get business in a down market….but they applied to any market you have to be in.  During part of our discussion, Leigh made an impassioned appeal to attendees that they not regard agents in their area as “the enemy” but rather as allies.  She urged them to form alliances with good local agents, to network.  The market is big enough, she said, that she does not fear competition.  Rather, she seeks to make alliances that benefit both her and the other agents. 

I hope that you, too, seek alliances so that you can grow and so that you can increase the number of referrals you receive from your fellow agents. 

I mentioned several venues where you can meet and network with other good agents, including, but not limited to: 

  • CRS courses out of your area
  • Your State Association convention
  •  The annual National Association of REALTORS® Convention
  •  Local Association meetings
  •  Your franchise national conventions 

See what you can do in order to build your associations with agents in your area….and share freely what you know.  It pays in many, many ways! 

Tonight, we heard from two top agents who believe in sharing what they know, not hoarding what they know.  All in attendance were grateful for the information they shared, as I am, and we were blessed to be in the presence of two outstanding people, Leigh and Dianne.

“It Was The Best of Time, It Was The Worst of Times”

I have written recently about taking advantage of a down market.  I felt the need to point out that there are advantages of finding oneself in that spot, one of them being that it gives us time to learn new tools and skills that we don’t have time to learn when our days are filled with transaction “stuff.”  In my case, down time gave me the opportunity to learn the uses of that marvelous productivity tool, the iPhone.   You can read my blog on using the iPhone for real estate here.

I really love agents who see challenges and opportunities where many agents see “problems” and wallow in them.  Not my CyberStars(r)!  This networking group of over 200 top agents uses today’s technology to meet the needs of today’s consumer…and they see opportunities in “down” markets.

One such CyberStar(r) is John Riggins of John Riggins Real Estate, Honolulu, HI.  John sent me a note the other day letting me know what he had been up to lately.  In it, he said:

“Knowing that traditional lending had gotten tighter, I attended a 3 day creative financing course in December titled ‘20 Ways to Finance Real Estate Without Using a Traditional Lender.’  Last Friday, I attended another seminar on seller financing.  Tomorrow, I am attending a seminar on reverse mortgages.  By attending the seminars, I am reviewing and learning what’s new and preparing myself to use the information in future transactions.”

There is one thing you must understand.  John is not your run-of-the mill agent when it comes to productivity.  He is one of the top agents in Honolulu.  Here’s another thing you should know about him:  you are just as likely to find him at a seminar in Houston or in Scottsdale as you are to find him attending a local seminar.

How many times have you heard an agent say, “I’m too busy to go to that seminar…or to GRI…or to take a CRS course….or the NAR Convention….or CRS Sell-A-Bration.”  Not John!

John makes the time.  This top agent attends numerous seminars both in Hawaii and “stateside,” whereas the majority of agents are “too busy” to attend…even locally!

Here’s my point.  If you are in a down market, and you are just not as busy as you were awhile ago, it’s time.  It’s time to attend a seminar and beef up your skills in a particular area.  It’s time for you to dust off that tech tool (your real estate database, perhaps?) and spend several hours a day learning it so that you will make more money while saving more time.

Whatever the task, it’s time!
