What Should You REALLY Be Selling?

Traditionally, our attention has been focused on selling the house. How 'bout selling the NEIGHBORHOOD instead?

neighborhood they want."

The above quote is by Allen F. Hainge CyberStar(tm) Ira Serkes of RE/MAX Executive, Berkeley,CA.  Ira, in typical CyberStar(tm) fashion, stays ahead of the curve when it comes to real estate marketing.  He has a great awareness of the needs of today’s consumer, and he builds his marketing efforts around his understanding of those needs.

Ira long ago realized that consumers are buying a neighborhood as well as a house.  They are looking for a neighborhood that they feel meets their needs and expresses their lifestyle.  Therefore, Ira and other CyberStars(tm) focus on marketing neighborhoods as well as homes.

When you visit Ira’s Web site, you will note his emphasis on providing visitors with complete neighborhood information, personal observations about a neighborhood and great photos that make the neighborhood come alive.  Most of his listings provide a link to both the town and neighborhood where the property is located.  He, like other CyberStars(tm), realizes that simply linking out to a neighborhood or town’s Web site is not enough: he wants his visitors to experience the neighborhood.

I have evaluated hundreds of agent Web sites.  Very few of them have anything on the neighborhood.  You know from your experience that buyers consider the neighborhood as much as the property.  If you want to make more money from your site, then, beef up your neighborhood information!
