Real Estate Agent Web Sites: Does Yours Measure Up?

I've learned a thing or two about effective Web sites from my CyberStars(r)...and from my Web site evaluations. Here are some tips!

I just finished a Web site analysis for a client.  He and I spent 1.5 hours online looking at his Web site while I made suggestions about improving the site…and his business in general.  His site, like most of the 400+ I have analyzed through my Web site evaluation service, had some major flaws.  These flaws definitely prevented him from making the money he should from an agent site.

Here are the major flaws I found:

  • He has a template site (Advanced Access), which should be making him money, but he had not done the #1 thing an agent with a template site must do: customize it.  In almost every instance, he simply kept the material that came with the site "as is."  Template sites are good, in that they give you a lot of ready made content, but if you leave it as is, you are not going to make much, if any, from your site.
  • His listing display was, to say the least, "blah."  Again, he left the format as it came from Advanced Access.  The listings were sterile, he had no area/neighborhood information linked directly to the listings, no added text extolling the benefits of the home, and he did not use a good virtual tour company such as VisualTour.com or TourFactory.  Sum and substance: no real "excitement" which would cause a buyer to contact him or a seller to bookmark his site as a future listing agent.
  • He had not added "call to action" buttons such as "Click here for a free relocation packet," "Click here for Jack’s free Senior packet," etc. A good site has at least 8 such links.
