High Tech + High Touch Equals Real Estate Success!

Learning how to combine today's tech tools can lead YOU to becoming a better real estate agent! Here's an example...

Here’s an example of how one of my CyberStars(r) creates relationships and makes money using today’s technology.  The CyberStar(r) is Ira Serkes of RE/MAX Executive, Berkeley, CA.  You can see Ira’s excellent Web site here.

Note the different tech tools Ira used during this transaction and how he used them to foster "High Touch" with the various participants.

"So.. I’m at a foundation/earthquake inspection this afternoon. 

My home inspector emails me a PDF of the report he did on Tuesday. 

I view and read it on my iPhone.  Rick, my foundation guy, earlier asked me if he should bring along his laptop and portable printer to the inspection.

I said yes.

"So.. I forward the PDF to him from my iPhone.  Even though he’s out in the field, Rick gets it since he’s using an air card to connect to the Internet.  He downloads it and prints it on his portable printer.  He gives it to me in time to give to the structural engineer and electrician.  They review it to give their estimates. 

"If I stopped and thought about what we had just done, I’d be amazed!

"The offer on the home was accepted Sunday night.  All inspections (general contractor, electrician, sewer, foundation, structural, etc.) had been done and shared via email by Thursday afternoon, the buyers have been preapproved and a drive by appraisal done.  My title officer just emailed me at 4:53 pm tonight, ‘We just received the loan documents for this property.  I¹m ready for terms whenever you are.  Just send them over.’.

"Ummmmm… seems like the business has changed.  But some things NEVER change!

The reason we’re in escrow?  I was on Broker’s tour a week ago and my friend and fellow agent said, ‘Do you have any buyers for Santa Clausa Street ?," and I said yes.  As always, it came down to (it always does) personal relationships, in this case with the other agent and with the client who referred her sister to me.  High Tech is Hi Dreck without High Touch!"

As you can see, Ira knows how to use tech tools.  He has invested in them over the years and has taken the time to learn how to use them.  But, as he says, high tech without "High Touch" isn’t the point.  Today’s technology exists to foster high touch relationships, as you can see in Ira’s example.  Perhaps it’s time for you to take stock of the tech tools you use and see if you neet to adopt some new ones or strengthen your knowledge of how to use the ones you have.
